Real estate sector is hopeful for positive outcomes from the upcoming budget

Following the robust rebound witnessed by the real estate sector in 2022, it is currently facing challenges like high input costs and increasing interest rates. The industry is now anticipating positive outcomes from the upcoming budget presentation by Finance Minister Smt. Nirmala Sitharaman. Despite the prevailing optimism, certain hurdles need attention. The lingering threat of the pandemic persists, and a decline in income might affect demand, especially in the price-sensitive, affordable segment and real estate development in tier II and III cities. The sector is cautiously optimistic, recognizing both positive trends and potential challenges in the evolving economic landscape.

Kushagr Ansal, Director Ansal Housing said, “The real estate sector is the sturdy growth pillar in the Indian economy, and eagerly anticipates the budget to fulfill its longstanding request for industry status. Developers are hopeful for reduced interest rates and tax incentives, serving as economic alleviation during crises.”

We have huge expectations from the forthcoming budget. One of the foremost demands is the availability of GST input tax credits for commercial real estate. We would also like the government to consider conferring infrastructure status to the sector, allowing us easier access to credit and lower financing costs. Decreasing the input costs, such as steel and cement, revising depreciation rates for commercial buildings that align with current market realities, and tax incentives for investments in green buildings and sustainable development projects are other expectations from the forthcoming budget.

Meanwhile, the government and regulatory bodies need to play a more constructive, accommodating, and facilitating role. Meanwhile, GOI also needs to give attention to green and sustainable real estate in India, as its time has come. There have been a few prudent steps in the past in the form of lower tax rates, fast-tracking approvals, and reduced stamp duties to support sustainable realty. However more needs to be done in terms of bigger tax breaks, supporting green financing, and allocating larger funds towards sustainable infrastructure developments.

Toyota Kirloskar Motor Continues to Empower Communities through impactful activities

Raichur, 30 January 2024: Toyota Kirloskar Motor (TKM) today held the annual event of the ABCD (A Behavioural Change Demonstration) sanitation and hygiene awareness program in Raichur, that was launched earlier in August 2023, since then, the program has made significant and strong progress. This event, saw the enthusiastic participation of school children and teachers of 100 participating government schools demonstrating strong engagement and contribution towards the advancement of the  sanitation program in Raichur district.

As the world’s most populous country, India is grappling with a pressing demand for enhanced sanitation facilities, prompting the initiation of government-led programs like “Swachh Bharat Abhiyan.” The inception of TKM’s ABCD Program dates to 2015, and its successful implementation across 1004 government schools in Ramanagara District, have had a positive impact on more than 58,000 students. Considering the transformational outcome of this program on society, this initiative was published in the Harvard Business Review and is a part of the collection of case studies at the prestigious Harvard Business School. Besides the program stands as a notable accomplishment in empowering students, encouraging behavioural shifts towards enhanced hygiene and sanitation, and nurturing ambassadors within their schools and communities, this program has been expanded to Raichur district from August ’2023.

Sarvodaya Hospital, Faridabad launches Victorious Hearts initiative on Republic Day

This brand-new CSR program will not only involve heart surgeries but also a screening program at Sarvodaya Hospital to identify children with underlying cardiac conditions or those showing early symptoms of potential heart complications. The program will continue to run even after 26th January. Sarvodaya Hospital plans to continue the screening indefinitely and if needed, provide more surgeries, on a case-by-case basis.

Dr Rakesh Gupta, Chairman, Sarvodaya Healthcare spoke about the initiative, “We aim to raise awareness about paediatric congenital heart defects, potential treatments, and the critical importance of timely intervention. We have already conducted many free cardiac surgeries for children in the past with the support of the other organizations and generous individuals. The hospital has one of the most renowned paediatric cardiac units in the city and the country, comprised of several experienced paediatric cardiac experts and surgeons. A state-of-the-art Cath lab is part of the infrastructure available at the hospital, allowing for timely diagnosis, comprehensive treatment and complete rehabilitation and recovery of patients and in particular, children who suffer from heart-related concerns.

Dr Viresh Mahajan, Director of Paediatric Cardiac Science, Sarvodaya Hospital explained the importance of the initiative. “Congenital heart defects (CHDs) can have severe implications on the child’s health, causing symptoms like rapid heartbeat, difficulty in feeding, respiratory issues, weakness, poor growth and development, hole in the heart, heart attack etc. Through this program, we can hopefully diagnose and treat these problems before they become significant threats to the child’s well-being,” Dr Mahajan added.

The Victorious Hearts initiative is the newest in a long line of initiatives taken by Sarvodaya Healthcare. Previous cardiac initiatives included free paediatric cardiac surgeries for children from India, Afghanistan and Guyana. The team performs more than 1000 paediatric cardiac surgeries per year.

Further, the hospital has performed free cochlear implant surgeries of over 250 children, with the support of the government’s ADIP scheme and provided them with comprehensive support program post-implant. Like the Victorious Hearts initiative, the “Beti Bachao, Beti Padhao” initiative saw the hospital deliver 25 baby girls, free-of-cost.

Beyond providing care, Sarvodaya Healthcare also conducts weekly free health checkup camps, health talks, health awareness activities and more in nearby localities for both children and adults, as well as free mammography screening programs for breast cancer awareness and prevention.

Lefton Family Takes Ownership of Psychological Associates

Second and third generation to lead the 65-year-old business into the future.

(St. Louis, Mo., Jan. 30, 2024) Siblings Jeff, Cindy and Brad Lefton announced they have taken ownership of Psychological Associates (PA), a company co-founded by their late father Dr. Robert Lefton and the late Dr. Victor Buzzotta in 1958. The siblings are now sole co-owners of the consulting company that improves business performance through its leadership and talent development services.

The company’s new single-family ownership consists of a 25-person team, with Dr. Lefton’s granddaughter Jessica Lefton being promoted to Director of Marketing and Communications.
