India’s Top-10 Branded Real Estate Markets in Tier-2 Cities Revealed: Research Study

End-to-End Hospitality Consultancy SKYE has recently compiled a report on India’s top 10 potential branded residence markets across Tier-2 cities. The study which has been carried out in partnership with real estate advisory 360 Realtors, offers some incisive analysis & inputs on the potential of branded residence amongst a bunch of Tier-2 cities.

Commenting on the methodology of the ranking, Ms. Taran Chhabra, Director SKYE, suggested that we have adopted a robust weighted average methodology to rank the numerous cities. Some of the key criteria considered are area, population, per capita income, growth rate of premium properties, availability of major hospitality chains, etc. Based on the criteria, an aggregate score has been given to each city to rank them accordingly.

India’s branded residence market pegged at INR 27000 crores, is largely limited to Tier-1 cities, with NCR alone contributing 54% of the supply lines. However, the market can proliferate to Tier-2 cities in the future as there is visible demand. The Tier-2 market in India has seen phenomenal growth in recent years, marked by a growing appetite for aspirational, luxury, and professionally managed living. The concept of social opulence coupled with brand consciousness and overall well-being is now seen in such cities as well, which means possible potential for branded homes to take off.

Topping the list is Panaji, which offers a perfect balance between a vibrant metropolis and a quant Portuguese-style township. Panaji is dotted with premium retro bars, sleek cafes, casinos and swanky villas & apartments. Likewise, it is also home to old cathedrals, monuments, and idyllic bakeries & food joints.

It is strategically placed with MOPA (annual capacity 4.4 million) and Dabolim airports (annual capacity 13 million). The scenic town has been party to Goa’s bombastic rise on global tourism and hospitality map. The average per capita income of Panaji is close to ~ 6 lakhs, probably one of the highest in India. Shimla follows Panaji in the list. The hill station is the bastion of second homes and rental villas in North India. Branded residence can add one more layer to its evolving luxury home landscape.

“The hill station, which is also fondly called Queen of the Hills is known for its spellbinding valleys, majestic Himalayan peaks, and pine forests. Luxury property prices have reached ~ INR 13,000/ sq. ft. in H1 2024, rising sharply from 2021, when it was around ~ 7,860/ sq. ft. Shimla and its nearby regions such as Chail and Solan has ample potential for branded homes, second homes, holiday villas, service apartments. There already are plenty of hotels including Novotel, Oberoi, IHCL, Radisson Blue, Grand Hyatt, etc. which further makes it a potential ground for branded homes to thrive.” Quoted, Mr. Ankit Kansal (MD, SKYE).

Next comes to Cochin (3), Indore (4) and Chandigarh (5). This is followed by Jaipur. The Pink City or Jaipur, located at 5 hours’ drive from NCR, is a bustling ground for tourism, hospitality, trade and commerce. A globally recognized destination, it receives around ~ 250,00 foreign tourists each year. Jaipur is also a potential ground for IT, ITeS enterprises, GCCs, etc. As 46% of Delhi Mumbai Industrial Corridor (DMIC) falls in Rajasthan, Jaipur will be a great economic beneficiary of the mega plan. Price of premium properties have crossed INR 12,000/ sq. ft. in 2024, growing at a CAGR of 8.4% since 2021.

Other major cities in the list are Ahmedabad, Lucknow, Ludhiana, and Bhopal, in the same order.

“India’s Tier-2 cities offer a compelling story for branded homes to develop and prosper. The gaps with metros are blurring as new crop of affluent households are emerging in Tier-2 cities as well. These include family business houses, self-run business owners, seasoned investors, expats, corporate honchoes, etc. This is translating into increased demand for unique lifestyle and meaningful social interactions. Homebuyers are now willing to pay extra to get access to top-class amenities just like major metros.” Added Mr. Kansal.

Megastar Chiranjeevi graces APTA Katalyst Global Business Conference 2025

CHIERANJEEVI GRACES APTA KATALYST BUSINESS CONFEREENCE AT HITEX--PIC 10

January 06, 2025: Megastar Chiranjeevi graced the APTA Katalyst Global Business Conference 2025 at Hitex on Saturday late evening.

It is the gathering of entrepreneurs. What should I say? I don’t even know the spelling of entrepreneur. But, I will speak about my life and my journey in the film industry which you can interpret the way you see it in the entrepreneurial journey.

I am an entrepreneur in my own right as an actor. I can draw a lot of parallels. I am an entrepreneur without studying business management. I hail from a humble background. I tried my hand at sports, but that didn’t go well. I was a NCC cadet during college. I even represented the state in the Republic Day parade in Delhi, But, I didn’t see much of the future. Then one day I got an opportunity to act in a theatre play during my college days, which earned me a good name for my impeccable performance. I received a lot of accolades. That made me find my passion. I wanted to pursue my acting career. Though my father didn’t object to it, he cautioned me sufficiently. I went to the film training institute in Chennai. I got my first break even before I completed my training. I faced my own share of problems, ups and downs.

Then more and more opportunities came. I got an opportunity to act along with NTR Garu and Rati Agnihotri in Tiruguleni Manishi. But it flopped. The same producer who blocked my dates. but backed out later and gave a chance to some other actor. When asked he told me that they couldn’t proceed with me because of the flop movie I delivered. Then I told to myself that I would give such performances so that the same producer would come back and cast me in. Which it happened. He produced more movies with me subsequently. When I last counted I found that he produced more movies with me than Mr. NTR.

It taught me that your positive thinking is your asset, it is your strength. I never let negative feelings come to me even when my films fail. It also taught me that we must turn obstacles into opportunities, which I did many times.

Once a film distributor was willing to put in Rs 75 lakhs to produce a movie with me. The same producer didn’t want to put in more than 25 lakhs for some other actor. His reason was that people remained in their seats during fights and dance sequences of my films. Normally the audience takes a mini break to attend natural calls or have a cup of tea during such sequences. The producer felt that they were glued to their seats because of my dance and acting performance. Then I became the first actor to act in a crore movie budget. Subsequently, I was even paid one crore for my role in the film. These were my small, small achievements, he told the audience amidst their cheers.

Pawan Kalyan, Ramcharan….every member of my family is my achievement, he added

I always used to admire the Kapoor family in the Bollywood. I want my family to be known and remembered like theirs. Today nearly 9 or 10 of us are in the film industry. Rightfully one magazine mentioned our family as “Kapoor Family of the South. This fact Pawan Kalyan reminded me recently, he shared.

I am not worried about numbers and positions. If you work hard your position will remain the same. I am here because of my fans, who have recognised me much before the industry has recognised me.

For an actor, talent alone is not important. Your behaviour is more important than your talent in your initial as well as all through your acting career, he announced and concluded his one-and-a-half hour-long address. I haven’t ever spoken so openly. I don’t know why I am sharing with you. I found you are my family he told the crowd. He assured full support to the APTA-American Progressive Telugu Association
