Airport Micro-Markets See Highest Property Price Surge: Square Yards

Gurugram, Haryana, 14th July 2025 – Micro-markets anchored by airports are witnessing significantly faster property price appreciation compared to other parts of the same city, according to the online property portal squareyards.com latest report, ‘Jet Set Growth – Airports Fuelling Property Market Expansion in India’.

The report studies the airport-driven impact on property price trends from FY 2021 to FY 2025 in select key major cities and regions, such as Bengaluru, Hyderabad, Navi Mumbai, and Noida & Greater Noida (including Yamuna Expressway), capturing the strong recovery as well as upcycle in residential markets in the post-pandemic years. The report highlights that property price growth in airport-led corridors has consistently outperformed citywide averages for both apartments and residential plots.

Tanuj Shori, CEO & Founder, Square Yards, said, “Airports are among the most influential enablers of economic growth, urban transformation, and real estate development. In India, cities anchored by major airports, such as Delhi, Mumbai, Bengaluru, and Hyderabad, have demonstrated sustained residential growth, driven by improved connectivity, increase in employment hubs, and large-scale infrastructure investment. This impact is even more visible in micro-markets located near airports. As outlined in our latest report, areas like North Bengaluru and South Hyderabad, for example, have consistently recorded stronger property price appreciation than their regional peers. Even greenfield projects like Noida International Airport and Navi Mumbai International Airport are already driving residential activity well before operations begin. Currently, India currently has 140 airports handling nearly 412 million passengers annually, as per the Airports Authority of India. Notably, in alignment with the national vision of ‘Viksit Bharat’, this figure is expected to rise to 300 airports serving nearly 3 billion passengers annually by 2047. Given these projections, all stakeholders in the residential market have a strategic opportunity to benefit from the next generation of globally connected, future-ready Indian cities.”

Breakthrough Day at Amrita Hospital: Doctors Treat Four Cardiac Cases Without Open Surgery

13th July 2025: In what cardiologists are calling a major step forward for congenital heart disease management in India, four patients underwent Transcatheter Pulmonary Valve Replacement (TPVR) procedures on July 3rd at Amrita Hospital, Faridabad, without requiring open-heart surgery. TPVR is a minimally invasive technique that replaces a damaged heart valve using a thin, flexible tube (catheter) inserted through a blood vessel, avoiding the need to open the chest surgically.

The patients, all of whom had undergone surgery during childhood for Tetralogy of Fallot (TOF), a birth-related heart condition that affects normal blood flow through the heart, had returned years later with complications from a leaking pulmonary valve. This kind of leakage is a known long-term consequence of the initial repair. Traditionally, such cases would require another round of open-heart surgery, which comes with significant risks and extended recovery.

Instead, the cardiology team carried out the TPVR procedures using the Harmony™ Valve system, a new-generation valve made of biological tissue and mounted on a metal frame. As a result of this treatment, the four patients: a 37-year-old from Delhi, a 17-year-old from Noida, a 14-year-old from Gurgaon, and a 15-year-old from Noida, were each discharged within 48 hours of the procedure, a significant reduction from the usual 10-12 day hospital stay.

“Globally, nearly 40% of patients who undergo childhood repair for Tetralogy of Fallot will require a pulmonary valve replacement within three decades[1].” said Dr. S. Radhakrishnan, Head & Professor, Paediatric Cardiology and Adult Congenital Heart Disease,“In India, the vast majority of these reinterventions are still managed through conventional surgery. Transcatheter Pulmonary Valve Replacement (TPVR) offers a less invasive, faster alternative with a global success rate exceeding 95%, yet its uptake in India remains under 10%[2]. This is largely due to issues of cost, access, and the fact that most clinical protocols here still prioritise surgical options.”

Dr. Sushil Azad, Deputy Head & Principal Consultant, Paediatric Cardiology added, “The TVPR procedure is particularly valuable for patients with prior multiple open-heart procedures or high surgical risk. In a country like India, where an estimated 200,000 children are born each year with congenital heart disease[3] and access to timely surgical care remains limited, broader adoption of TPVR could be transformative. Integrating TPVR into standard CHD care pathways can help us deliver safer, faster, and more sustainable treatment to thousands who currently face delayed or repeated high-risk surgeries.”

A multidisciplinary team of 5 interventional and pediatric cardiologists including Dr. Ankit Garg, Consultant, Interventional Cardiology; Dr. Savita Krishnamurthy Guin, Assistant Professor, Paediatric Cardiology; and Dr. Shashikapoor Dubbar Yadav, Assistant Professor, Paediatric Cardiology were involved in the successful procedures, with each lasting roughly 60 to 90 minutes.

Amrita Hospital is currently the only centre in India independently authorised to perform the Harmony Valve implantation without international supervision.

No bubble in Gurugram housing market; steady demand from end-users, investors: Signature Global

The Gurugram housing market is witnessing high demand from end-users as well as investors and there is no undue “speculation”, Signature Global Chairman Pradeep Kumar Aggarwal said.

He asserted that there was no “bubble” in the Gurugram housing market and also ruled out any price crash.

However, Aggarwal said the pace of growth in average housing prices will now moderate at 8-10 per cent. The weighted average prices have appreciated by more than 100 per cent since 2020, he pointed out.

“There is no speculation and bubble in the Gurugram residential market. There is a genuine demand from end-users and investors,” he told reporters on the sidelines of an event organised by Assocham and CBRE.

He was replying to a query related to concerns about possible crash in housing demand and prices in the Gurugram market.

Aggarwal highlighted that around 60 per cent of the demand comes from end-users and then there are local investors and NRIs who are buying for rental income and capital appreciation.

Steady demand and a reasonable growth in prices are essential elements for healthy growth of the market, the Chairman said.

“We sold 4,000 units last fiscal. The request for cancellation of housing units and for transfer of property in another name was less than 5 per cent. This shows that there is minimal or no speculation,Aggarwal said.

He said the maximum demand in Gurugram is for Rs 2-4 crore per unit category, but luxury and ultra luxury segments have also been performing well.

Aggarwal said the Gurugram is one of the most important office markets in the country and the city hosts many multi-national companies. This has resulted in rise in demand for residential properties.

He also observed that many families from Delhi have moved to Gurugram in the last 2-3 years for better lifestyle.
