Hyderabad Property Registrations Cross 4000 Crore in May 2025, Up 14 Percent YoY: Knight Frank

Hyderabad records INR 4,000+ cr in property registrations in May 2025, up by 14% YoY: Knight Frank India 

Hyderabad, 13 June 2025: According to Knight Frank India’s latest assessment, residential property registrations in Hyderabad rose by 2% year-on-year (YoY) and 5% month-on-month (MoM) in May 2025—the first such increase recorded this year. Total value of homes registered have surged by 14% YoY and 4% MoM. Registrations for homes priced above INR 1 crore grew sharply by 37% YoY, accounting for 19% of total registrations. The Hyderabad residential market spans across four districts—Hyderabad, Medchal-Malkajgiri, Rangareddy, and Sangareddy—and includes transactions from both the primary and secondary real estate markets.

HIGH-VALUE APARTMENTS:

The percentage share of home registrations in the INR 1 cr and above category rose from 14% in May 2024 to 19% in May 2025, with sales volume in this segment increasing sharply by 37% YoY. In contrast, homes priced below INR 50 lakh and those in the INR 50 lakh to 1 cr range witnessed a decline in volumes, despite continuing to account for 55% and 26% of total sales, respectively. Interestingly, when viewed through the lens of total transaction value, homes priced above INR 1 cr contributed a dominant 49% share, underscoring the strong demand for premium properties despite their lower volume share.

Majority of the registered properties in Hyderabad were concentrated in the range of 1,000 to 2,000 square feet (sq ft), accounting for 67% of all registrations. Units sized >2,000 sq ft accounted for 18% of the total registrations as compared with the 16% registered during May 2024.

At the district level, Rangareddy accounted for 48% of property registrations, followed by Medchal-Malkajgiri at 37%. Hyderabad district contributed the remaining 15% of total registrations.

The weighted average price of transacted residential properties witnessed a YoY increase of 10% during May 2025. Among the districts, Sangareddy and Rangareddy experienced the most increase of 21% YoY and 12% YoY respectively.

Beyond the concentration of bulk transactions, homebuyers also purchased plush properties featuring larger sizes and superior amenities. The top five deals in May 2025 involved properties valued above INR 6 crore, each exceeding 3,000 sq ft in size. Four of these transactions were recorded in West Hyderabad, while one was in Central Hyderabad.

Cube Highways Trust Acquires 2 J and K Highway Assets from NIIF for 4185 Crore

Cube Highways Trust Completes Acquisition of 2 Highway Assets in J&K from NIIF, at a Transaction Value of ₹4,185 Crores

New Delhi, June 13, 2025 | National Investment and Infrastructure Fund (“NIIF”) and Cube Highways Trust (“Cube InvIT”) , managed by Cube Highways Fund Advisors Pvt. Ltd. (the “Investment Manager / IM”) today announced the successful transfer of two operational Annuity Road projects from NIIF to Cube InvIT.

The two assets being transferred, Quazigund Expressway Pvt. Ltd. (“QB”) and Athaang Jammu Udhampur Highway Pvt. Ltd. (“JU”), span approximately 80 kilometres and are located in Jammu and Kashmir. QB is one of the longest bi-directional tunnels in India, while JU is an essential link between Jammu and Srinagar. These assets have a residual concession life of over six years and are backed by fixed semi-annual annuity payments from the National Highways Authority of India (NHAI), providing stable and predictable cash flows that are insulated from traffic risks. The total Enterprise Value (including cash) of the two assets has been reported at INR 4,185 crores, subject to all closing adjustments as specified in the SPA.

Today’s acquisition will add to the high-quality, Pan-India portfolio and enhance the Trust’s exposure to fixed-revenue annuity assets that are unaffected by traffic risks and economic cycles. National Housing Bank and Aadhar Housing Drive Homeownership Under PMAY

Mumbai, June 13, 2025: The Pradhan Mantri Awas Yojana (PMAY 2.0), under its Interest Subsidy Scheme (ISS), continues to inspire families by turning the dream of homeownership into reality. At a media gathering held today, hosted jointly by the National Housing Bank (NHB) and Aadhar Housing Finance Limited (AHFL), leaders highlighted the transformative impact of the PMAY initiative and shared stories of families who have recently received housing subsidies.

Out of the 1st set of the interest subsidy which is granted to 1,735 customers, three families from Mumbai MMR have been felicitated by the MD of NHB and MD & CEO of AHFL. Each of these customers have received a total subsidy of Rs. 1.80 lacs which is to be disbursed in tranches, of which the 1st tranche of Rs. 36,000 has been handed over today.  Deepak Gupta, a vegetable trader and his wife Sonali Gupta, who runs a tailoring business from home, have been living in a rented house in Virar West. With assistance under PMAY , they are now on the path to owning their first home. Similarly, in Palghar, Gorakhnath Tiwari, an assistant college teacher and his wife Neelu, who offers home tuitions, have taken a significant step toward securing a permanent residence. Another inspiring story comes from Dipak Shelar, a facility attendant, and his wife Sarita, a pensioner, who are now investing in a home of their own thanks to the support received under the scheme.
