By 2027, around 180 Mn sq ft of office space can be sold under fractional route- research report

Gurugram – Indian fractional ownership is pegged at INR 4,000 crores, a modest share compared to a global market that is tentatively sized at around INR 39,000 crores. However, the segment holds tremendous potential to grow at an unprecedented pace, as per the latest report by 360 FRXNL.

360 FRXNL, which is backed by 360 Realtors is an online platform, that deals with fractional investment. The company has recently launched a white paper mentioning the future potential of fractional real estate in a host of segments including retail, holiday homes, grade-A offices, warehouses, etc. The white paper can be downloaded from the 360 FRXNL website.

“Indian real estate is set for quick adoption of fractional properties. What once looked like a fancy idea of investing in income-generating commercial assets, is now gaining prominence. In the fractional era, investing in commercial assets won’t be limited to selected elites. Even common investors with a disposable income of INR 10-20 lacs can now invest in sought-after commercial properties and earn higher returns.” Quoted Mr. Ankush Ahuja, CBO, 360 FRXNL.

As per the report, in Grade-A office real estate, currently, there is a visible potential of around 134 million square feet of space that can be transacted via the fractional route. This can rise to around ~ 180 million sq ft by 2027, growing at a CAGR of 7.7%.

Likewise, in the warehouse segment, the present potential of grade-A warehouse space that can be sold via fractional is pegged at 38 million sq ft. In the future, it can rise at a CAGR of 22.3% and amount to 85 million sq ft by 2027.

The report also highlights some key insights on the other asset types such as retail, holiday homes, etc.

Holiday homes are also a prudent investment choice with a multitude of benefits. Due to their rising popularity, many tourists as well as remote workers prefer to rent/ lease them thereby giving constant rental income to the tune of 5.5- 7.5%. This is much higher compared to residential yields in India, which is mostly pegged at 2.5- 3%.

Additionally, there are other benefits to investing in holiday home assets. It can be used for personal use as well. Likewise, it can be used for hosting parties and events with friends & and families. Holiday homes also come with attractive capital appreciation potential that can range from 8- 25% annually, depending on a host of factors.

Meanwhile, fractional can be a popular tool to invest in Indian retail real estate such as malls, high streets, shopping centers, and arcades, which otherwise are expensive.

“Owning a 2000 sq ft retail space in a place like Gurgaon can cost over 10 crores and is beyond the reach of many. Yet with the help of fractional properties, one can still make an investment, own a fraction of the asset, and earn yields to the tune of 8-9% annually. In this way, fractional can greatly lower the barrier to entering profit-generating commercial assets” Added Mr. Ahuja.

JITO Hyderabad organizes a 3-day expo Umang 2.0; invites Mahatriya Ra to address on matters around relationships

MAHATRIA RA

October 02, 2023…….In a modern, mechanical, fast world, all the relationship labels–mother, father, sister, brother, wife, husband……….all died. The only label that counts now is Are you a friend or not said, internationally renowned spiritual guru Mahatriya Ra while addressing a gathering of 1500 people immediately after the inauguration of Umang 2.0, South India’s biggest jewellery and lifestyle products expo on Saturday at Hitex in Madhapur in the city.

Mahatriya Ra spoke on a very interesting topic ‘This & That”.

Mahatria is a great storyteller. His powerful one-liner messages are so powerful that they cause a transformation in so many lives. Some of the most popular and inspiring messages of Mahātria are: What is, is; What is not, is not; There is no way to happiness, happiness is the way; The power of a man is in the power of his mind; An hour a day of investment in health, 23 hours of freedom to enjoy life; There are three essential relationships – relationship with self, relationship with others and relationship with Thy; Energy + Intelligent Efforts + Faith in the Energy = Miraculous possibilities and many more like these.

Jain International Trade Organisation–JITO Hyderabad, which is organising a three-day expo Umang 2.0 invited Mahatriya Ra to address them on matters around family and relationships.

Mahatriya Ra said, If you want to have a great family, you need to create a family of friendship. What counts the most in the family today is an understanding nature of the family member. Do you know how relationships are in modern societies of the world? he asked his audience.

Jain International Trade Organisation--JITO Hyderabad

Brother meets sister only Raksha Bandhan. And of the year, they live like strangers. Our relationships are day-oriented –Mother’s Day, Father’s Day, and Parent’s Day. Our mother ends up eating dinner all alone in the house after her day-long work, while the family members are busy on mobile, laptops. Nobody has time for the mother or parents. A brother who didn’t have time to speak to his brother for the past couple of days but he keeps talking about the India-Canada relationship. We don’t know what is happening in our own marriage, but we keep talking about newly wedded Parineeti Chopra and Raghav Chadha and their marriage.

If you want to reunite a family, ask, is there respect still exists in that relationship? If respect is lost, there is no future in that relationship. You will get back that relationship if respect exists mutually. He gave an example of Lord Shriram and Bharath. Though they were separated, they were united because mutual respect still existed. Take the example of Mahabharata. Pandavas and Kauravas’ relationship soured and there was no respect, so they never got united.

Nowadays, the family means only the wife and husband staying together and no one else. The world has become individualistic.

If you want to nurture good relationships you need to give quality time and keep deep communication. That is the only way to save the relationship, he said.

If families have to stay united, no matter what, a family must have to come together for at least one meal in a year. The next generation will forget what the relations are. Families must take time out for outings, and holidays once in a while. Invest time with the family. Family is a responsibility. Friendship is for pleasure. It is the family that stands by you when you are hospitalised. Friends only send emojis. They send speedy recovery messages on WhatsApp. But, it is the family that sleeps with you in the hospital.

When Lord Mahavir told this world about the message of Love, it was fine. But he was not the first to talk about loving people. But he was the only one who told us to love everything around life.

A true Jain doesn’t shy away from responsibilities. If a Jain shies away from responsibilities, he is not the true Jain. And the one who by birth may not be a Jain, but takes the responsibility, is living the life of Jain, said Mahatriya Ra.

The best way to a holistic life is not to make your evening the same and repetitive. Make every evening different from the rest of the evenings, he told the audience

Stressing upon various points related to the happy family and other related issues he gave several examples, which received thunderous applause from time to time

Speaking about another state of affairs, Mahatriya said, the plantation is a new buzzword now. Plantation doesn’t solve the problem. Growing those plants actually solves it. Even if three plants are planted and if they are nurtured well into trees makes much more difference he said

Gratitude is the way to a happy life. Grateful heart is always happy, he added.

Speaking about how money spoils relationships, he said financial surplus in a good human being will build the world and in a bad person destroys the world. A Rs 100 crore in the hands of Osama Bin Laden would have destroyed another equally tall building. At the same time, the same amount in a good person’s hand would have saved many lives.

His sixty-plus minutes of talk was heard with rapt attention. Towards the end, he received a standing ovation.

Many Jain Community members and JITO Office bearers were among the audience at the talk session.

Manjushree Technopack Limited and Ganesha Ecosphere Group collaborate to co-develop and provide recycled solutions for packaging

Bangalore,2nd October 2023 Manjushree Technopack Limited (MTL), India’s largest rigid plastics packaging solution provider, backed by Advent International, has entered into a collaboration agreement with the bottle-to-bottle grade recycling division of Ganesha Ecosphere Group (Ganesha, India’s largest plastic bottle recycler) to co-develop and supply food and non-food grade packaging products made of recycled plastics.

The collaboration is the first of its kind in the country and will provide a one-stop solution to brands for their rigid plastic packaging needs, in compliance with the impending Plastic Waste Management (Amendment) Rules, 2022 (PWM Rules). The partnership is aimed at providing best-in-class plastic packaging products with upto 100% dosage of recycled plastic. The products will be developed and tested jointly by MTL and Ganesha, with requisite approvals from FSSAI, US FDA and the European Food Safety Authority. The partnership will serve the brands in complying with the new PWM rules while also supporting Indian government’s ambitious target of replacing up to 60% of virgin plastic with recycled plastic by FY29. The partnership will help create circular economy and accelerate the adoption of 100% recycled plastic bottles.

At present, use of recycled plastic for packing is in its emerging stages in the country and there are no integrated players engaged in end-to-end operations i.e. from collection of plastic waste to manufacturing of certified food grade packaging products. Brands that aspire to replace virgin plastics with recycled plastics in their packaging products must run numerous tests and trials with recyclers and manufacturers separately and yet struggle to get the right quality. As a one stop solution provider, this collaboration is set to solve this challenge and provide pre-tested and optimised packaging products at scale.

With over 40 years of packaging expertise in India, MTL caters to packaging requirements across FMCG, F&B, home care, personal care, agrochemicals, pharmaceutical and liquor industries. With its current manufacturing capacity of over 200,000 MT per annum across 20 plants spread pan India and annual turnover of around Rs 2,600 crore, MTL is India’s largest rigid plastics packaging company. MTL prioritizes environmental care through sustainable practices and has aligned its ESG goals with that of the United Nations. Over the past two years it has successfully reduced its energy and water consumption per tonne of production, developed rainwater harvesting ability of over 60 million litres and sourced ~40% of total energy consumption from renewable sources. Currently, MTL produces rigid plastic packaging products that are 100% recyclable. All of this is reflected in its above industry average ESG rating, as assigned by Dun & Bradstreet.

Ganesha on the other hand is currently India’s largest post-consumer PET waste recycler with an installed capacity of 150,000 MT per annum of different rPET products across 6 locations. Ganesha already works with major global as well as domestic textile brands in providing rPET solutions to the textile Industry and now with its new brand “Go Rewise”, is set to bring circular economy solutions to the packaging Industry. Dedicated for the good of tomorrow, Go Rewise is committed to work towards a circular economy and delivering highest quality rPET products.

Commenting on the collaboration, Mr. Thimmaiah Napanda, MD and CEO of Manjushree Technopack Limited, said: “We appreciate the Government of India’s resolve and passion towards building a circular economy and reducing use of virgin plastic in packaging. We intend to be the implementors of this transformation and our collaboration with Ganesha is a significant step in this direction. We are excited to be the country’s first source of end-to-end support and uninterrupted supply of recycled plastic packaging products that will be comparable to virgin grade in quality. With several decades of experience backing both MTL and Ganesha, we are confident of the benefits that will accrue to our end consumers and believe that the advantages of this partnership will scale up as the circular economy grows.

As part of our ‘Born Again’ initiative, we targeted and achieved collection of post-consumer plastic waste of up to 6,000 MT. We reprocessed and recycled this waste at our state of art facility into virgin equivalent post-consumer resin, which was then utilised to manufacture high-quality plastic products. We believe our tie up with Ganesha is a big stride in our ESG journey and gives us the ability to recycle and remould PET, the most prevalent polymer type used for food grade packaging. The collaboration is the coming together of two very complimentary forces that will leverage each other’s strengths and benefit the end consumer immensely.”

Mr. Sharad Sharma, Managing Director of Ganesha Ecosphere Ltd, said: “We are proud that our country is accelerating adoption of circular economy, and building resilience and adaptability to climate risk. With 30 years of experience in plastics recycling and years of R&D in bottle-to-bottle recycling we are ready to support our suppliers, customers and nation to close the plastic recycling loop. For a circular and sustainable supply chain for packaging materials – brands, converters, and recyclers need to collaborate and work together to bridge the current gaps. Go Rewise’s partnership with MTL will be first of its kind example in the industry and crucial milestone in leap frogging the rPET adoption at scale. Being the largest post-consumer PET waste recyclers in the country, we had taken the challenge to showcase that Indian ecosystem is capable to handle technological break throughs and can produce food grade, consumer safe recycled plastics that perform equal to virgin plastics. The high quality of recyclate and superior performance is unprecedented in the country. This is a remarkable feat that we were able to achieve at our state-of-art facility in Warangal, Telangana, in collaboration with the world’s best recycling technologies, coupled with our decades of experience in process design of handling Indian post-consumer waste.”
