Sanghvi Realty Boosts Mumbai Presence with Projects in Andheri and Shivaji Park

Mumbai, Dec 8:- Sanghvi Realty, a well-known real estate developer in Mumbai with a history of 40 years, unveiled two new residential projects: Sanghvi Tirth in Andheri and Sanghvi Morya in Shivaji Park.  The launch of two new projects means that the company’s portfolio has grown a lot in established neighbourhoods in Mumbai. The two projects have a combined Gross Development Value (GDV) of INR 220 crore.

Tirth (1)

Both projects have been demolished to ground zero and are awaiting Commencement Certificates, positioning them for imminent construction. The GDV of Sanghvi Tirth in Andheri is INR 100 crore.  Sanghvi Morya at Shivaji Park, on the other hand, cost INR 120 crore. This shows that the developer is betting on sites with good transportation links, established social infrastructure and a steady stream of interested homeowners.

The announcement comes after Sanghvi Realty’s strong project pipeline, which has seen several successful launches in Mumbai, such as Sanghvi Palazzo in Andheri, Sanghvi Aria in Santacruz, and Sanghvi Optima in Dadar. All of these projects have shown that the company knows the market and is focused on getting things done.

“These two launches represent our conviction in Mumbai’s core residential markets,” said Pakshal Sanghvi, Director, Sanghvi Realty. “Andheri and Shivaji Park are neighbourhoods with enduring appeal strong infrastructure, excellent connectivity, and established communities. With Tirth and Morya, we’re bringing our delivery-led philosophy to locations where homebuyers value transparency, quality construction, and realistic timelines. Our focus remains on creating homes that families will cherish for generations.”

Andheri is a great place for young professionals and families to live because it is close to business hubs and has good public transportation. Shivaji Park is still popular with purchasers looking for a good quality of life in a well-established neighbourhood because of its historical attractions, parks and easy access to South Mumbai.

“Launching Tirth and Morya simultaneously allows us to cater to distinct buyer profiles across two of Mumbai’s most promising micro-markets,” added Shankesh Sanghvi, Director, Sanghvi Realty. “We’ve seen strong interest in our recent projects because homebuyers recognise our commitment to delivering what we promise—on time, with complete regulatory compliance. As we prepare to commence construction on these projects, we’re excited to bring the same standards of quality and accountability that have defined our recent launches.”

Sanghvi Realty has a good name because they finish projects on time, communicate clearly, and design with the consumer in mind.  The company has recently handed over Sanghvi Infenia in Santacruz East and soft possession at Sanghvi Palazzo, which shows that it puts delivery first in a market where confidence is becoming more important at handover than at launch.

Both Tirth and Morya are ready to start building quickly now that the demolition is done and the permits are being processed. After we get the Commencement Certificates, we will give more information about the project’s specifications, configurations, and timelines.

Nisus Finance’s RESO-1 Delivers 23% IRR Exit from Special Situation Investment in Bengaluru

Bengaluru, Dec 08: Nisus Finance, a listed alternate fund manager and urban infrastructure investment house, announced its successful exit from Project High Cliff, late-stage residential development in Bellandur, Bengaluru. The investment, executed through rated, listed non-convertible debentures under its flagship Real Estate Special Opportunities Fund-1 (RESO-1), generated an Internal Rate of Return (IRR) of 23% within a span of two years.

Structured Capital Drives Accelerated Completion

The timely injection of structured capital from RESO-1 provided the financial stability and governance required to accelerate execution, ensuring the project moved ahead at a critical juncture and successfully overcame approval delays. The performance of Project High Cliff reinforces RESO-1’s broader approach: deploying structured credit that de-risks projects while generating consistent, risk-adjusted returns within short to medium tenures.

Avadhoot Sarwate, CIO & Director, Nisus Finance, commented:

High Cliff represents the kind of special situation where structured capital creates outsized value a strong demand and a quality project that required swift intervention. Our investment brought the governance, capital stability, and alignment needed to accelerate execution. This exit reflects the strength of RESO-1’s strategy in identifying high-value opportunities and delivering superior, risk-managed outcomes.”

Project & Partnership Details

The project is being developed by Hiren Wahen Group, led by Mr. Narendra Babu Kalahasti, MD & CEO. The Group has delivered nearly one million sq. ft. across multiple projects. Commenting on the partnership, he said:

Nisus Finance’s investment came at a crucial moment. Their structured approach helped restore financial stability and bring fresh momentum to execution. We are now entering the final delivery phase with renewed confidence from homebuyers and stakeholders.”

Project High Cliff spans 1.4 acres with a saleable area of approximately 2.4 lakh sq. ft., comprising 196 units across 1, 2 and 3 BHK configurations aimed at affordable and mid-income buyers. Located in Bellandur, one of Bengaluru’s strongest residential micro-markets due to its proximity to major technology hubs, the project incorporates contemporary and sustainable features including a Platinum Rated Green Building certification and lifestyle amenities.

Reinforcing Private Credit’s Role in India’s Real Estate

This successful exit underscores the rising importance of specialized real estate credit platforms in addressing a significant market need. With traditional banks and NBFCs restricted from funding land acquisition and certain working capital needs, an estimated USD 15-billion funding gap has emerged in the special situations segment. Alternate fund managers investing in urban infrastructure, such as Nisus Finance, are increasingly stepping in to provide flexible, structured capital that stabilises projects and drives completion. The successful exit further reinforces the growing relevance of private credit and AIF-backed structured capital in shaping the next phase of India’s real estate development.

New Delhi Dec 8:- Union Minister Shri Nitin Gadkari extended his warm good wishes for the launch of cultural leader, artist, filmmaker, and author Dr. Beena Unnikrishnan’s landmark project Ekaa  The One. Unveiled on December 4th, 2025, at Siri Fort Auditorium II, South Delhi, the art-and-spirituality initiative delves into the divine feminine through a powerful collection of 64 paintings inspired by the sacred 64 Yoginis.

_PAN5212

The event marked the launch of Ekaa  The One: The 64 Yoginis Trail, an 81-day travelling exhibition spanning 16 states and the preview of Y64 – whispers of Unseen directed by Jain Joseph, it’s about Dr. Beena’s decade-long spiritual and artistic journey across India’s ancient Yogini temples. Through original paintings, research, and field insights, the initiative brought a powerful feminine spiritual tradition to contemporary audiences in a renewed and compelling form. Art Curator Shahazada Khuram is playing a role on the team ok Ekaa the One project to connect this to the artist community.

The warm message shared by  Union Minister Shri Nitin Gadkari lent significant weight to the event, signalling strong recognition for the years of artistic and cultural research behind the project. His message underscored the relevance of the initiative and affirmed the value of the collective artistic effort.

Introducing his remarks, Shri Nitin Gadkari said,

I am grateful to Dr. Beena Unnikrishnan and Dr. Bibek Debroy for their meaningful efforts. Through her paintings, Dr. Beena has beautifully revived the ancient 64 Yogini tradition and brought its spiritual depth into public view. Our history, culture, and heritage are India’s great strengths, and as we progress in science and technology, our living traditions remain equally important.

He further added,

Dr. Beena’s decade of dedicated research and her commitment to art, heritage, and community deserve sincere appreciation. I also fondly recall my association with Late Dr. Debroy and Smt. Suparna Banerjee Debroy, whose understanding of history and tradition has greatly enriched this initiative. Their combined contribution offers a thoughtful and inspiring perspective to this revival. I wholeheartedly appreciate their work.

The evening also featured a screening of Y64: Whispers of the Unseen, a documentary by filmmaker and founder of NEO Film School, Dr. Jain Joseph. The documentary chronicles Dr. Unnikrishnan’s travels to dispersed Yogini shrines and the creative process behind each artwork.

The event also  scholar Dr. Bibek Debroy, an early patron and supporter of Ekaa  The One, whose encouragement provided crucial platforms that helped bring the project to national attention. His wife, Ms. Suparna Banerjee Debroy, continued to extend her support to the initiative and its cultural mission.

This launch marks the beginning of a journey to bring the Yoginis back into public consciousness,” said Dr. Unnikrishnan. “The Yoginis revealed themselves to me over more than a decade not through texts or temples alone, but through listening, waiting, and surrendering to what wanted to emerge. Each painting became a sacred encounter, and now I invite others to experience these timeless feminine energies in their own way.

Dr. Beena’s work revives an often-overlooked spiritual tradition, bringing forward principles of coexistence, intuitive wisdom, cyclical time, and transformative leadership: concepts embedded in Yogini philosophy and profoundly relevant today.
