Mumbai, 18 September 2024: The buy vs. rent debate rages on as more and more Indians migrate to urban centres and evaluate their options. While there are sound arguments for and against both options, the question itself is also geography centric. ANAROCK Research data shows that rental values in key micro-markets of the top 7 cities have gone up to a significant 72% between 2021-end and H1 2024, while capital values saw lower growth.

Dr. Prashant Thakur, Regional Director & Head, Research – ANAROCK Group, says, “Data analysis of key micro-markets in the top 7 cities shows that in cities like Bengaluru, Pune, Kolkata and Chennai, average residential rental values rose more than the capital values between 2021-end to H1 2024. However, areas in NCR, MMR and Hyderabad saw the reverse trend – capital values appreciated more than the rental values.

Such data can be a key parameter – though by no means the only one – used to determine whether it is more advantageous to buy a property or opt for renting.”

  • Bengaluru’s Sarjapur Road saw average monthly rental values increase by 67%, while capital values increased by 54%. At Thannisandra Main Road, avg. rental values rose 56% while capital values appreciated 52%.
  • Pune’s Hinjewadi saw rental values appreciate by 52%, while capital values rose just 31%. In Wagholi, rental values growth was 60% while capital values rose by just 30%.
  • In Kolkata’s EM Bypass, rental value appreciation was 46%, while capital values growth was just 15%. In Rajarhat, rental value growth was 30% while capital appreciation was 23%.
  • Chennai’s Pallavaram recorded rental value growth of 40%, while capital values rose by 18%. At Perambur, rental value growth was 33% while capital appreciation was 18%.

Key micro-markets in NCR, MMR and Hyderabad witnessed this trend. For instance:

  • NCR’s Sohna Road saw rental values rise 40% in the period, while capital values jumped by 54%. Likewise, Sector-150 in Noida saw rental value growth of 56%, while capital values appreciated by a whopping 126%.
  • In MMR’s Chembur, rental growth was 38% while capital appreciation stood at 39%. In Mulund, rental values appreciated by 26% while capital prices rose 36%.
  • Hyderabad’s HITECH City and Gachibowli also saw capital appreciation outpace rental values. In HITECH City, rental value growth was 46% and capital appreciation was 59%, while Gachibowli saw rental values rise 50% and capital values by 70%.

This data is pertinent but is just one of many factors that guide a rent versus buy decision. Not every individual who migrates to a certain city for job opportunities intends to put down permanent roots there. Others may be drawn to the city’s urban ethos and decide to make it their home, while yet others may perceive value in investing in a property there regardless of whether they will settle down there or not.

Other factors that drive such a decision are financial wherewithal, job growth prospects, stage of life, size of family, and personal preferences.

An individual in Bengaluru with a stable job who is paying a monthly rent of INR 50,000 for a standard 2 BHK worth INR 1.2 Cr may grapple with the rent or buy dilemma.

If the individual decides to stay on rent, then:

  • One-year payable rent for the individual is INR 50,000 x 12 = INR 6,00000/-
  • For next 10 years the total rental outgo + 7% annual rental escalation = approx. INR 83 lakh
  • This rental outgo is almost 69% of the total cost of this property – and this is just an expense with no investment value accrued.

“If the individual opts to buy the property via a home loan, has the financial wherewithal to make a 20% down payment and borrows the remaining amount over a 10-year tenure at 9.5% interest rate, such a purchase if definitely profitable,” says Dr. Thakur. “Instead of spending a huge amount on rent, the individual can pay monthly EMIs and ultimately own the physical asset after a ten-year period.”

This is just one of innumerable situations individuals find themselves in, and investment merit alone does not always play such a big role while weighing the pros and cons of renting versus buying a home.

However, current trends indicate that the security of owning a physical asset cannot be discounted. This trend came strongly to the fore during the coronavirus pandemic, when more Indians – including rent-favouring millennials – took a hard look at what they could fall back on when things go south.

Interestingly, it has not abated since then. Amid a rising aversion to high-risk investments, an increasing number of tenants see rent as an expense, and EMIs as SIPs towards a non-volatile asset.

The sentiment favouring homeownership is also supported by relatively cheaper home loan interest rates currently averaging between 8.75% and 9.5%.

  • Deduction on repayment of interest charges
  • A further deduction of INR 50,000 for first-home buyers
  • Various additional tax benefits for women

“There is a lot to unpack when deciding whether to buy or rent a home, and investment rationale alone will not guide all such decisions,” says Dr. Thakur. “If and when the quandary arises, it makes sense to be sure of one’s personal preferences and prerogatives – and the performance of the market one is considering.”

Research Across India Favours Nano DAP; Demonstrates Benefits to Farmers

New Delhi, September 18, 2024: Data from the field experiments conducted by several reputed Indian Council of Agricultural Research (ICAR) institutes and state agricultural universities across the country’s diverse agro-climatic zones have demonstrated that Nano DAP can enhance the yield of crops to the tune of 2.4% to 27% when applied at a recommended dose. This data showcases the unique advantage of Nano DAP in comparison to conventional DAP.

The experiments were held in farmers’ fields across India over 3,000 locations, led by a team of Agronomists who have studied the response of Gromor Nano DAP in a spectrum of crops, including rice, wheat, maize, moong, chickpea, red gram, groundnut, cotton, potato, onion, bottle gourd and cabbage, covering the states of Tamil Nadu, Andhra Pradesh, Telangana, Karnataka, Maharashtra, Odisha, West Bengal, Gujarat, Uttar Pradesh, Madya Pradesh, Chhattisgarh and Punjab. The data depicted that farmers who have started using Nano DAP are convinced with the results and begin to benefit from the Nano fertilizers.

Gromor Nano DAP was tested across the country as part of the research, including several reputed Indian Council of Agricultural Research (ICAR) Institutes such as India Agricultural Research Institute (IARI) – New Delhi, Indian Institute of Rice Research (IIRR) – Hyderabad, Indian Institute of Millets Research (IIMR) – Hyderabad, Indian Institute of Pulses Research (IIPR) – Kanpur, Central Institute for Cotton Research (CICR) – Nagpur, Indian Institute of Horticultural Research (IIHR) – Bengaluru and Indian Institute of Vegetable Research (IIVR) – Varanasi. It was also tested at various state agricultural universities such as Tamil Nadu Agricultural University – Coimbatore, Professor Jayashankar Telangana State Agricultural University (PJTSAU) – Hyderabad, Mahatma Phule Krishi Vidyapeeth (MPKV) – Rahuri, Dr. Panjabrao Deshmukh Krishi Vidyapeeth (PDKV) – Akola and Punjab Agricultural University- Ludhiana besides unequivocally demonstrated in farmers’ fields.

The Indian agriculture faces a wide array of constraints such as decline in soil organic carbon, imbalanced fertilization, multi-nutrient deficiencies and less fertilizer response ratio besides impacts of climate change and huge sum of fertilizer subsidies. The scientists have started exploring cutting edge technologies like nanotechnology which enables atomic manipulation to achieve processes and products that are precise to deliver input without associated loss of nutrients synchronized with environmental issues. To resolve this, Coromandel International has been manufacturing Gromor Nano DAP since 2023.

In alignment with the national-level nano fertiliser recommendations, the recommended dose of Gromor Nano DAP at 500 ml per acre twice at 20-25 and 40-45 days after sowing or transplanting, along with 75% recommended dose of conventional phosphatic fertilisers for optimum output.

In order to gain insights, rapid absorption of Nano DAP in comparison to conventional DAP was assessed using high resolution electron microscopy, quick assimilation and turnover of amino acids using enzyme assays besides internalization in crops as stated by Dr K S Subramanian, Scientific Advisor, Coromandel International Limited and Former Director of Research, TNAU. Gromor Nano DAP was designed, developed and notified by Fertilizer Control Order (FCO) in 2023, at a time when the country is facing a phosphatic fertiliser availability crisis.

In the seminar, Additional Secretary of the Ministry of Women and Child Development, Tripti Gurha said that parents should take special care of their children because the foundation of children’s development is laid in childhood.

Many officials, including NITI Aayog, the Health and Family Welfare Department, and the District Magistrate of Koraput and Fatehpur, participated in the program. NITI Aayog member Dr. Vinod Kumar Paul also shared his experiences and talked about taking special care during the first thousand days of children. The purpose of this national seminar was to bring together doctors, academicians, pediatricians, policymakers, government officials, and civil society organizations.

During this, success stories were shared to raise awareness about this program. The organizers said that possibilities of taking this initiative forward in other districts of the country are also being explored. NGO Vikramshila and Van Leer Foundation were the special contributors to this event. The organizer of the program, Mice Emporio India, expressed hope that the brainstorming session in the program will bring new awareness to the understanding of the thousand days.

Sustainable Grandeur: Lal Bagh Ka Raja Trust’s Eco-Friendly Ganpati Visarjan

Delhi, 17 September 2024 – The Lal Bagh Ka Raja (Regd) Trust has successfully concluded its 10-day Ganpati Mahotsav 2024 at Burari, Delhi. This year’s event, held from 7th to 16th September, was a grand combination of spirituality, culture, and community service, with notable attendees and eco-friendly initiatives that set it apart as one of Delhi’s most cherished celebrations.

Among the distinguished guests who graced the event were Manoj Tiwari, a renowned politician and artist, as well as revered spiritual figures like Baba Bageshwar Dhirendra Shastri, who led the Hanuman Katha, and Aniruddha Maharaj, who delivered the Ram Katha. Their presence added a spiritual fervor to the festival, which drew in thousands of devotees from across Delhi and beyond.

In addition to spiritual discourses, a Bhandara (community feast) was organized for the entire 10 days of the festival, feeding over 25,000 devotees daily. This act of service exemplified the Trust’s dedication to social welfare, making the event not just a religious celebration but a true community gathering.

 

The Ganpati idol, towering at 18 feet, was a central attraction for the devotees. Staying true to the Trust’s commitment to environmental sustainability, the idol was crafted with more clay and less plaster of Paris, while herbal colors were used for decoration, minimizing the environmental impact of the festival. These choices were aligned with the Trust’s ongoing “Go Green” initiative, aimed at reducing pollution during religious festivities.

To culminate the event in a unique and eco-friendly manner, the Trust has taken a bold step to adopt a new method of immersion (Visarjan). Instead of submerging the idol in nearby water bodies, a huge pit was dug at the event site in Burari for the burial of the idol. This method ensures that harmful substances do not enter local water systems, preserving the environment while honoring religious traditions.

The Chairman of Lal Bagh Ka Raja Trust, Mr. Rakesh Bindal, shared, “This eco-friendly approach to Visarjan has been a priority for the Trust, and we hope to set an example for others to follow. Our aim is to promote sustainable festivities while staying rooted in tradition.”

Kolkata, 17th September 2024: Eurobank S.A. and Indian Chamber of Commerce (ICC) signed a landmark Memorandum of Understanding (MoU) on 16th September 2024 to collaborate on the formation of the India-Greece-Cyprus (IGC) Business Council. The MoU aims to foster deeper economic ties and create new business opportunities across the three nations.

The agreement was signed by Mr. Ameya Prabhu, President, Indian Chamber of Commerce, and Mr. Fokion Karavias, CEO, Eurobank, at a ceremony held at the Indian Embassy in Athens.
